General information: The Tuscan Farmhouse found his origin on around the 1750. It is located in a unique position, surrounded by the typical Tuscan Nature, it is inside the Merse naturalistic park. Two rivers: the Merse and Ombrone represent two borders of the property.  This old stone villa is half an hour drive west from Siena, one hour drive south/west from Florence. Grosseto and the ocean are half an hour drive west and the Petriolo Thermal bath are only five minutes far.

Main Building: The 700 square metres farmhouse is on two stories. The core of the main building is an internal open garden where is possible to spend romantic dinners during the summer time.

On the ground floor (first floor for Americans) is a 70 square metre living room surrounded by French windows, a 40 square metres dining room, a fully equipped kitchen, a study, a large closet and a bedroom with en-suite bathroom. At the same floor, but with an external access is an equipped Gym with Jacuzzi tub for six people set under a panoramic window. The ground floor is completed by three small apartment with kitchen and double bedroom with en-suite bathroom.

The first floor (second for Americans) is divided into three apartment. The biggest one has a large open space living room with kitchen, and it is dominate by a huge fireplace, this apartment has two double bedrooms with en-suite bathroom. The two bathrooms has Jacuzzi tub. The other two apartments have living room with kitchen, a double bedroom with en-suite bathroom.

Annexes: Close to the farmhouse is a large annex with technical room and laundry room. A second 120 square metres annex is used as storage room.

Land: From April to October guests may enjoy the Tuscan nature having incredible barbecue dinner or relaxing brunch with guests around the two swimming pool: the first one is 4,5x1,5 metres, the second is 5x16 metres and it is 2,10 metres deep in the deepest point.

The land has 4 hectares of vineyards (DOC Montecucco), 1000 Olive trees, 20 hectares of seed land and 30 hectares of forest. The entire land is around 70 hectares where guests may walk enjoying the silence and the panorama of this suggestive estate.

Technical Information: The main structure has his origin in the 1750 and has been recently restored maintaining the original structure and the original material. The owners decided to divided the 700 square metres on seven apartments, but during the project considered the possibility of merge the apartment to have 700 square metres villa.

All pipes, heating system are completely new and with solution that respect the nature.  The heating system is on the floor and the water is warmed by gas and 14 square metres of solar panel.
